Documents Needed To Apply
By Each Adult Age 18+ (Ages 16+ Need Photo ID Only)
1. Income and Credit:
- Most recent two paystubs if you have been working at the same site for a minimum of one year.. If there is more than one employer, provide pay stubs from each. I will need at a minimum the FIRSt paystub and teh most recent paystub for each employer.
- W-2 from the previous year or copy of prior year’s taxes. I If there is more than one employer, provide a W-2 from each employer.
- If you are self employed, you will need to provide proof of income and expenses for the current year And two yeas' taxes (1040 and ie Schedule C).
- Copy of bank statements for three months for EACH account (six months if self-employed) These need to be the full bank statements, not screenshots.
- Copy of any award letters, agreements, court orders, vouchers, etc. Indicating amount, purpose/for whom, and term (start date/stop date/period). Such may be for food stamps, benefit's letter, Section 8, child support, a trust, etc. and are optional but may help an applicant meet income criteria.
2. Identification:
- Passport or state ID (ie driver’s license) AND
- Social security card or letter from Social Security Office verifying Social Security NumberAND
- Photo (with name, age, date of birth) or birth certificate of each minor that will be residing in the unit.
3. Animals:
a.) Photos, breeds, ages, and b) Vaccinations and c) Vet/Dr. Name
4. Vehicles: a) Make, model year, color of each vehicle, boat, etc. and
b) Amount owing/to whom and amount of payments, if any and
d) Copy of insurance card
5. Credit:
List of debts to include credit cards, car loans, personal debts, child support, and any other obligations whether overdue or current. Include amount owing and to whom.
6. Criminal:
List of all misdemeanors or felonies and their current disposition. If you need a criminal review per our guidelines, request such at the time of applying.
7. Landlord:
Name, address, and contact information of each landlord for the last three years… If a previous homeowner, evidence of house-payments and name, address, and phone number of at least one adjacent neighbor currently living adjacent to your old home.
8. Accommodations:
If you are requesting accommodations, please read Section XI of the Screening Criteria and attach necessary documents or support.
9. Mitigating Circumstances: We consider each application on an individual basis. If you have mitigating circumstances you would like to let us know about, please communicate them upfront. We make every effort to work with our tenants if we can still mitigate our risks. If you are concerned about your criminal background, please review Sections X and XII of the screening criteria. Please provide supporting explanations, statements, letters, and/or other documents for any mitigating circumstances.
